AME was part of the team responsible for the new Farmer Construction head office in Victoria, BC, which has achieved LEED Platinum certification.  Farmer Construction converted the old Princess Mary Restaurant site on the Dockside Green lands.  A number of sustainable mechanical systems were designed to contribute to the LEED Platinum certification.  In addition to low-flow plumbing fixtures and high-efficiency instantaneous domestic hot water heaters, the building is connected to the site’s district heating system.  This central plant uses biomass fuel, which is a renewable energy source, to provide heat to the entire Dockside Green site.  Furthermore, the office building is naturally ventilated throughout the year, with additional cooling from operable windows in the summer.  The core spaces and the meeting rooms use a heat recovery ventilator and a high-efficiency split system unit to provide individual room conditioning.  Occupancy and CO2 sensors are used throughout the building to monitor the space conditions and to minimize the energy use during unoccupied hours.
